With the month’s flying by and the Rent Smart Wales deadline fast approaching (November 23rd), time is running out to become registered, but more importantly, licensed on the scheme as part of the new legislation.
The scheme, in brief, requires all Landlords operating in Wales to become registered. This is fairly quick and easy, despite how daunting it may first sound! All you need to do is go to the Rent Smart Wales website and apply by providing accurate and up-to-date information about yourself and your rental property.
The scheme has two aspects which are Registration and Licensing. The registration requires all Landlords operating in Wales to become registered (it’s in the name really!) regardless of whether you manage the property yourself or not, registration is mandatory and will cost a flat fee of £30.
For those lucky Landlords who have us manage their property on their behalf, the licensing part of the process is our responsibility. We take care of the costs and stress of the situation. For those who don’t have an agent managing their properties for them, you’ll have further steps to take, as you’ll need to become licensed. To obtain a License you will need to login to your Rent Smart Wales account and provide them with all of the required information and evidence (£144 license application). Once you have done this, you need to attend and complete a one day training course which will include an exam at the end (£100).
For the duration of your license you will need to ensure you comply with the Code of Practice that has been created by the Welsh Government. Your license will last 5 years, after which time you will need to re-register.
